CLIENT PROFILES

I work with clients by providing consulting services that  cater specifically to the services they feel they need.  Based upon past history of providing For Sale By Owner consulting services, most who come to this website fall into 1 of the 5 following situations:

1. You are an owner who is contemplating selling your home, but does not want to "list" your home with a traditional real estate company to save money on commissions or because you had a bad experience with a real estate agent in a past transaction.  You want to sell as a "For Sale By Owner" but do not want to go it totally alone and feel you need technical assistance, guidance and advice with the process and procedures of selling a home in Minnesota.

2. You have already marketed your home and have now found a prospective buyer who is either represented or not not represented by a real estate agent who wants to buy your home but are not quite sure what to do next to make sure your interests are protected.

3. You are a prospective home buyer who is not being represented by a real estate agent but have found a home that is being offered "For Sale By Owner" (or possibly even listed by a real estate agent) and you are interested in buying the seller's home but feel you need technical assistance, guidance and advice with the process and procedures of buying a home.

4. A friend or a family member wants to purchase another friend or family member's home but nobody knows what to do to accomplish the purchase.

5. Either a prospective home seller or home buyer would just like to be educated on the entire process, not knowing for sure if they will sell or buy a home. 

AREAS I CAN ASSIST WITH

My business to the For Sale By Owner market is geared to assisting clients with the technical side of the transaction, so I don't provide signs, MLS access, lockboxes, advertising or sell real estate forms on a standalone basis.

I do offer education consultations, market research/statistics for the real estate marketplace, property valuation assistance, discussion of what disclosure options a seller needs to be aware of to comply with local, state and federal real estate disclosures, negotiation strategy, purchase agreement preparation, counter offer preparation, amendments or addenda preparation to the purchase agreement, coordination of title evidence for a title search, preparation of closing file for the real estate closer, transaction management and support for the client with all 3rd parties to the transaction such as mortgage loan officers, appraisers, buyer's agents or attorneys, home inspectors and title company persons.

COMPENSATION 

My non-contingent service fee of $175.00/hour is based on any time spent on behalf of my client.  A $1,000.00 retainer fee is required at the time the client signs a consulting agreement with me.
